When Katie, a neighbor and classmate, tells them some of her beehives have been stolen, Teen detectives, James Pope and Daniel Parker jump at the chance to help the fair lass in distress. While the boys are looking for clues related to the stolen hives, the story turns dark. James sees a woman beckoning to him from the upstairs window of Katie's house. A place she and her father claim is vacant. James soon discovers the house is not only haunted by a ghost but may have an evil mind of its own. The woman he saw is the ghost of Katie's mother who had apparently been killed by another, more sinister, ghost.

After the woman beckons him again, James sneaks into Katie's house and discovers he can both see ghosts and talk with them. After the initial shock interacting with a real ghost, he finds out why she has been perpetually stuck in the upstairs bedroom.

The boys solve the theft case (of course) but the problem then was how to tell Katie what James discovered upstairs.

Oh, While James was upstairs there, the other ghost tried to kill him.
